Why Savvy Buyers Are Making Their Move Now

They say timing is everything, and right now, smart buyers are stepping in quietly but confidently.

As someone deeply entrenched in the New York City market every single day, I can tell you: we’re at a unique inflection point. Inventory is finally loosening, prices have begun to stabilize, and sellers are more open to negotiation than I’ve seen in years. Deals are getting done, quietly, strategically, and below ask.

Barbara Corcoran recently said, “Now is a great time to get a good deal,” and I couldn’t agree more. While many sit on the sidelines due to economic uncertainty or political headlines, my clients who are actively engaged are taking advantage of rare leverage. If you’ve been waiting for the right moment to buy in NYC, this could very well be it.

In Manhattan, rents are still at record highs, mortgage rates are slowly cooling, and the long-term value of owning property here remains unmatched. Whether you’re a first-time buyer or a seasoned investor, the current market rewards clarity, preparation, and decisive action.

In this month’s update, I’ll share why 2025 is shaping up to be a true “Goldilocks” moment for NYC real estate. Let’s connect soon so I can show you how to turn this rare window of opportunity to your advantage.

Let’s talk soon,

S.Pace

Barbara Corcoran says now is ‘a great time to get a good deal' on real estate—here's why

The NYC housing market in 2025 has returned to balance, offering a rare window for well-prepared buyers. Prices are rising steadily (up 3.8% year-over-year), inventory is up 9%, and bidding wars have cooled, giving buyers more choices and negotiating power. Mortgage rates remain between 6.2% and 6.65%—higher than pandemic lows but manageable—with future refinancing possible.

You’re Getting in During the «Goldilocks» Phase.

The current market is neither too hot nor too cold – it’s just right for many buyers. Prices are rising steadily but not explosively, inventory is improving, and there’s less pressure to make snap decisions or waive contingencies.

Barbara Corcoran says now is ‘a great time to get a good deal' on real estate—here's why

Barbara Corcoran believes now is a great time to buy real estate, despite economic uncertainty and fluctuating mortgage rates, because buyer hesitation is creating opportunities for better deals and more inventory.

She emphasizes acting quickly before the market rebounds and competition increases.

Is now a good time to invest in Manhattan, New York residential property?

The most important takeaway from this article is that now (in 2025) is a promising time to invest in Manhattan residential property, especially for cash buyers and long-term investors, as the market shifts from a buyer’s to a seller’s environment.

After years of decline or stagnation since the 2017 peak and major disruptions during COVID-19, Manhattan real estate is rebounding, with Q1 2025 showing strong indicators: a 47% increase in sales volume, nearly record-high price per square foot ($2,130), and record-high rents.

Although mortgage rates remain elevated and market volatility from tariffs persists, easing inflation (2.4%) and expected rate cuts, along with growing rental yields and renewed foreign investor interest, suggest the market is entering a new growth phase.
